While it is true that there are a significant number of poor real appraisals/appraisers out there and the newer mortgage lender rules promote the use of inexperienced and low cost appraisers, what people need to realize is that banks place requirements on appraisals to ensure acceptability in the secondary mortgage market, and to reduce their own risk exposure. They often require appraisers to only include comparable properties from the past 60 days and that the the comparable properties must meet strict guidelines to be considered in the appraisal. In these cases, which are most of the time for mortgages, the appraisal does not produce the appraiser’s true value opinion of a property. Lender requirements frequently result in the appraiser trying to fit a square block in a round hole. The lender’s are probably wise to do this though as it results in a higher ratio of mortgages for properties that readily conform to the neighborhood which are the least risky, and it kicks out mortgages for properties that are outside of the norm and carry a greater risk.

McDonald’s restrooms are usually clean, so I’ll stop in if I’m on a road trip. I might get a Coke or Diet Coke, too, but I’ve only rarely eaten their food and cooking recipes.
If fast food is the only reasonable option off the highway, I’ll find a Wendy’s. The burgers are better and their green salads (with dressing to taste) are a pretty good size.
Anyone who says that fast food burgers are actually good, including an In n Out burger, hasn’t had a real hamburger with minimal handling of the meat. Such a huge difference when you grind the meat, pat it out once, and cook it medium rare!
